How to choose a heating contractor

A furnace is a $6,300 to $8,650 purchase in this market, and the contractor matters more than the brand on the box. A well-installed mid-range furnace outperforms a premium unit installed carelessly.

Get three estimates. They will disagree. The disagreement is informative once you can see why — usually equipment tier, whether venting work is included, and whether all three sized the furnace the same way.

Insist on an itemized quote. Equipment, labor, materials, and permit as separate lines. A single number at the bottom of a page tells you nothing you can compare.

Ask how they sized it. The answer should reference a load calculation and Denver's altitude. Gas furnaces lose roughly 4% of capacity per 1,000 feet, and the metro sits above 5,200 — a contractor working from sea-level tables will undersize your house.

Confirm the permit is included and they're pulling it. A mechanical permit runs $80 to $150 here and triggers the inspection. That inspection is the only independent verification that the gas and venting work was done correctly.

Ask about the ductwork. Especially in older Denver housing, where the median home dates to 1975. Returns sized for a 1970s furnace may not carry what a modern high-efficiency unit needs.

  1. What's your local mechanical contractor license number? Colorado has no statewide HVAC license — the state licenses electricians, plumbers, and radon professionals — so ask about city or county credentials specifically rather than accepting "licensed" as a general claim.
  2. Can I see your certificate of insurance?
  3. What capacity did you calculate, and how did you account for elevation?
  4. What's the labor warranty, and separately, the manufacturer's parts warranty?
  5. Is this current-production equipment or pre-2026 inventory? Colorado's low-NOx standard took effect January 1, 2026, but furnaces already in Colorado warehouses before that date are exempt and can still be sold. Either is legal — you just want to know which you're buying.
